Why now is a great time to sell in Oxfordshire.

(and why choosing the right agent matters more than ever).

If you've been thinking about moving recently, there is a good chance you've asked yourself the same question many homeowners are asking right now: should we wait? Is now a good time? It's understandable. Interest rates are higher than many people have become used to, and there is no shortage of uncertainty in the headlines. Politics, inflation, slow economic growth and global events can make it feel as though there might be a better moment to move.

The reality is that homes continue to sell across Oxfordshire every week because life keeps moving. Families grow, jobs change, people relocate and priorities shift. Some people need more space, others want to downsize, move closer to family or make a lifestyle change. Property markets usually follow those life decisions more closely than they follow headlines.

The Oxfordshire market has certainly changed over the last few years. Buyers are more considered now and affordability plays a bigger role in decision making. The fast-moving post-Covid market has settled and people are taking more time before committing. That is not necessarily bad news. In many ways it feels more like a return to a healthier market where good preparation matters. Pricing matters. Presentation matters. Advice matters. Research continues to show that homes priced correctly from the start are far more likely to sell successfully, while properties that sit on the market often struggle because of positioning or unrealistic expectations rather than a lack of buyers.

Interestingly, uncertainty can sometimes help sellers. When confidence dips, fewer homeowners come to market which can reduce competition. Meanwhile, many of the buyers still searching tend to be serious buyers who are already committed to moving.

Oxfordshire also remains one of the country's most desirable places to live, with strong schools, attractive villages, excellent transport links and continued demand from families moving from London and surrounding areas. Some locations are undoubtedly more price sensitive than others, but well-presented homes with sensible pricing continue to attract interest.

Choosing the right agent has become more important too. Established high street agencies have clear strengths. Large teams, strong brands and local presence provide reassurance and there are many excellent agents operating within that model. However, it can sometimes mean dealing with several different people throughout the process and realistically being one of many listings competing for an agents' attention. Independent self-employed agents often work differently. Usually the same person values your home, creates the strategy, handles enquiries, negotiates offers and supports you through the process. That consistency and bespoke service can make a real difference because moving home is rarely straightforward.

There is also a wider shift happening in estate agency. Increasingly people seem less interested in brand names and more interested in trust, responsiveness and knowing who is actually looking after them. Independent agents often handle fewer properties and that can allow for a more personal service and greater attention to detail.

There is rarely a perfect time to move. People bought and sold through Brexit, Covid and periods of recession, and they are moving now too. The question is often less about whether the market is perfect and more about whether you have the right advice and the right strategy around you.

This is one of the best markets for serious movers: buyers have more choice and negotiating power, while realistic sellers are still achieving sales. The danger is waiting for certainty. By the time confidence returns, the best opportunities and buyers may already have gone.

For sellers: It is still a good time to sell, but not a good time to overprice. Correct pricing is the difference between selling in weeks and sitting for months.

For buyers: More stock, more price reductions and softer buyer demand mean this is a better negotiation window than the overheated market of recent years.
